OVERVIEW:

We were approached by solicitors acting for a client seeking advice on the sale of land that had been successfully promoted through the planning system, securing outline planning for over 100 dwellings.

We advised the landowner on the different methods of sale in order to maximise value.  Offers to purchase from a range of housebuilders were received and scrutinised.  The best offer was then selected, subject to contract and reserved matters.

Due diligence was carried out on ‘site-specific’ costs as these weren’t determined at the time the land was marketed.  Further negotiations on price resulted in an acceptable and successful sale of the land to a PLC housebuilder.

Further advice and management services were provided to the selling landowner on methods to mitigate tax.
