REFURBISHING CHARLTON HOUSE FARM

With the upcoming retirement of an AHA tenancy, an opportunity arose to restructure a 260-acre portfolio in private ownership. The landowner approached us for high-level advice on the actions they should take.
We examined key details across the portfolio, reviewing and analysing the data to help improve land and property management, increase income and strengthen tenant relationships. We suggested an Agricultural Holdings Act (AHA) surrender and successfully negotiated this, achieving a retirement settlement and obtaining vacant possession.
The dilapidated farmhouse was renovated and let out, with tenants secured on a 3-year AST. We oversaw the set-up of a Contract Farming Agreement for the land from the original tenancy with a local farmer and son, allowing them to stay at home and continue to farm.
