What is Peak Cluster?

Peak Cluster is a collaboration between major cement and lime producers and energy partners to decarbonise industrial processes using Carbon Capture and Storage (CCS) technology. It will capture CO₂ emissions at source and transport them along an underground pipeline to a carbon storage facility under the East Irish Sea at Morecambe Net Zero.

The project aims to:

Reduce millions of tonnes of CO₂ entering the atmosphere annually
Support long-term sustainability of the UK’s cement and lime industries
Safeguard existing jobs and create new employment opportunities
Strengthen domestic supply of essential materials for construction and infrastructure
Deliver economic value to the region and UK economy as a whole

Because of its scale and classification as an NSIP, Peak Cluster will require a Development Consent Order (DCO) alongside local consents, with significant planning, environmental and landowner engagement required.

How the Peak Cluster Pipeline Could Affect You

The proposed Peak Cluster carbon dioxide pipeline is expected to run across parts of Derbyshire and Staffordshire, potentially impacting agricultural land, rural estates, tenanted holdings and private property. Even if the pipeline does not pass directly through your land, temporary access, construction compounds, easements or restrictions could still affect your operations.

If you have received correspondence, land referencing requests, survey access notices or option agreements, it is important to understand your position before responding.

What This Means for Landowners and Farmers

Major infrastructure projects of this scale often involve:

Requests for access to carry out environmental and ground investigations
      Negotiation of easements or wayleaves
      Temporary possession during construction
Compulsory acquisition powers (if consent is granted)
      Long-term restrictions over land use
Disruption to farming operations, drainage and access routes
Impact on land value, development potential and future saleability

The consultation phase is critical. Decisions made now can have lasting implications for both capital value and operational flexibility. Independent professional advice ensures that any agreements properly reflect the true impact on your land and business.

      Your Rights and Entitlements

If your land is affected by the Peak Cluster pipeline proposals, you may be entitled to:

Professional representation costs paid by the acquiring authority
      Compensation for land taken permanently
      Payment for temporary occupation
Compensation for disturbance and loss of profits
Reinstatement of land to an appropriate standard
Claims for injurious affection where retained land is devalued

However, these matters are complex and highly technical. Early engagement with an experienced land agent or surveyor significantly strengthens your negotiating position.
